PSCDCL invites offers for Balewadi multimodal hub


The Pune Smart City Development Corporation Limited (PSCDCL) has invited national and international real estate developers to submit an expression of interest (EoI) to develop a multimodal transit hub in Balewadi area, which will integrate Shivajinagar–Hinjewadi Metro corridor, Bus Rapid Transit System (BRTS), and inter- and intra-city bus services of civic and state transport as well as private operators.

The project will also include a commercial and retail development. PSCDCL has already carried out feasibility studies for the transit hub and proposes to develop the project on public private partnership (PPP) model. PSCDCL has given one month’s time for submitting EoI after which it will initiate further steps to finalise the contractor.

The transit hub project is proposed to be developed on a 10.84-acre site owned by the Pune Municipal Corporation (PMC). The site is located off Mumbai-Pune expressway and opposite Balewadi Sports Complex.

PSCDCL has said that the project is proposed to be developed as a transit oriented development (TOD) zone as per the Development Control Regulations (DCR-2017), which allows for a maximum FSI of 4.

PSCDCL is proposing to select a bidder for the development of a transit hub on PPP basis. The selected bidder will be required to develop the project on a design-build-finance-operate-transfer (DBFOT) basis.

PSCDCL is currently finalising the details of the project with other critical stakeholders. The EOI intends to share information related to the project and invite feedback from interested applicants. Feedback, inputs and responses from prospective applicants would be considered by PSCDCL, which would assist it in formalising a subsequent RFP. This is second transit hub which is coming up in the city. The Maha Metro Rail Corporation along with PMC is developing multimodal hub in Swargate to provide similar integration with public transport facilities.
