Amazon India has leased nearly 2.8 lakh square feet of warehouse space in Bengaluru’s Nelamangala industrial corridor, reinforcing strong demand trends in India’s logistics and warehousing real estate sector driven by e-commerce expansion.
According to property registration documents reviewed by CRE Matrix, the transaction reflects continued investments by large online retailers to strengthen fulfilment and supply chain infrastructure across key consumption centres.
As per reports, the warehouse facility, identified as B900, has been taken on sub-lease by Amazon Seller Services Private Limited from Assetz Property Group at Billanakote Village in Sompura Hobli, Nelamangala Taluk, Bengaluru Rural district.
The total leased area measures 278,037.2 square feet, with an initial monthly rent of ₹72.98 lakh, translating to ₹26.25 per square foot per month. The agreement was registered on April 7, 2026.
The sub-lease has been signed for a nine-year tenure and includes a 5 per cent annual rental escalation clause, indicating a long-term operational commitment by the e-commerce major.
Registration documents showed that the lease commenced from January 1, 2026, while rent payments will begin from March 15, 2026, effectively providing a rent-free fit-out period of two months and 15 days.
The transaction also includes a security deposit of ₹4.37 crore. The facility is equipped with 25 truck parking spaces and 150 bike parking slots to support logistics operations.
Nelamangala has emerged as a major warehousing and industrial hub in Bengaluru owing to its strategic highway connectivity and access to western and northern consumption markets, attracting increasing investments from e-commerce, logistics and manufacturing companies.
India’s warehousing sector continues to witness strong growth momentum, supported by the rapid expansion of e-commerce, quick commerce, organised retail and third-party logistics providers, with occupiers increasingly opting for long-term leases in key logistics hubs.
