International Finance Corporation (IFC), a member of the World Bank Group, has invested in NDR Smart Spaces to support the expansion of Grade A warehousing and social infrastructure across India, with a particular focus on Tier 2 and Tier 3 cities.

The investment will help NDR Smart Spaces accelerate its existing development pipeline and build high-quality logistics assets in strategic locations. The company plans to develop warehouses designed to the Advanced EDGE green building standard, targeting reductions of up to 40% in energy consumption and 20% in water consumption.

IFC said India’s per-capita warehousing stock remains significantly lower than that of comparable markets, highlighting the need for modern logistics infrastructure to support the country’s economic growth.

The investment will also focus on creating formal employment opportunities, supporting manufacturing activity and improving connectivity between farmers and markets in smaller cities and communities.

India’s logistics costs currently account for around 13–14% of GDP, compared with a global average of about 8%. The expansion of Grade A warehousing is expected to improve supply chain efficiency, reduce operating costs for manufacturers and retailers, and strengthen logistics infrastructure in emerging markets.

Amrutesh Reddy, Director, NDR Smart Spaces, said the partnership with IFC would strengthen the company’s ability to develop logistics and social infrastructure assets at scale while creating long-term value for stakeholders.

Raj Srinivasan, CEO, NDR Smart Spaces, said the investment would provide momentum to accelerate the company’s warehousing and social infrastructure pipeline, with a focus on high-quality assets in strategic locations.
