    Mapletree Logistics Trust Acquires Grade A Warehouse in Mumbai, Expands India Footprint

    Singapore-based REIT Mapletree Logistics Trust (MLT) has announced the acquisition of a Grade A logistics warehouse in Bhiwandi, Mumbai, for INR 3,888 million (approximately SGD 53.6 million), strengthening its presence in India’s rapidly growing warehousing sector.

    The acquisition marks MLT’s entry into its third Indian market, following existing investments in Pune and Delhi, as the trust continues to expand its footprint in key logistics hubs across the country.

    The newly completed freehold property, delivered in August 2025, comprises two blocks of single-storey logistics facilities. It offers a total net lettable area of 79,378 square metres, catering to modern supply chain requirements in one of India’s busiest distribution corridors.

    Strategically located in Bhiwandi—part of the Mumbai Metropolitan Region and a major warehousing hub—the asset is expected to benefit from strong demand driven by e-commerce, retail, and third-party logistics players.

    MLT highlighted that the warehouse has been pre-certified with Indian Green Building Council (IGBC) Gold status, underscoring its focus on sustainability. The facility is equipped with energy-efficient LED lighting, roof skylights to maximise natural illumination, and advanced wall and roof insulation to enhance operational efficiency.

    The acquisition aligns with MLT’s strategy of investing in high-quality, income-generating logistics assets in key markets, while also supporting environmentally sustainable infrastructure development.

    With this latest addition, MLT continues to deepen its exposure to India’s fast-evolving logistics landscape, supported by infrastructure upgrades, policy reforms, and rising consumption demand.
