Bengaluru-based developer plans 4.5 lakh sq ft Grade A facility in Sriperumbudur, targeting 5–6 million sq ft of industrial and logistics space across South India over five years

Sameera Group has announced its entry into the industrial and logistics real estate segment with a ₹150-crore investment in a 4.5 lakh sq ft Grade A industrial and logistics park at Sriperumbudur near Chennai. Announced on October 15, 2026, the project marks the group’s diversification beyond residential plotted developments into business-to-business real estate.

Construction is expected to begin shortly, with the facility targeted to become operational within 12–15 months. The group has secured building plan approvals and is developing the project to serve light industrial manufacturing, e-commerce, third-party logistics (3PL) and other supply-chain operators.

Jayakumar Murugesan, Managing Director and Chief Executive Officer of Sameera Group, said the move represented the next phase of the group’s growth, drawing on nearly four decades of experience in land acquisition and real estate development. He identified Sriperumbudur as a strategic growth corridor for the group’s first industrial and logistics development.

Located along the Chennai–Bengaluru highway, the project is positioned within a major manufacturing belt with a strong presence of automotive, electronics, engineering and ancillary industries. The facility’s master plan includes provisions for efficient internal movement and shared infrastructure to support industrial and logistics operations.

The development will incorporate sustainability features, including rooftop solar readiness, rainwater harvesting, wastewater recycling, energy and water monitoring, and electric vehicle charging infrastructure. Sameera Group is also pursuing Platinum certification from the Indian Green Building Council (IGBC).

The investment comes amid rising demand for industrial and warehousing facilities in Chennai. According to Knight Frank’s India Warehousing Market Report 2026, the city recorded 8.3 million sq ft of warehousing transactions in 2025, a 42% increase year-on-year. Manufacturing accounted for 59% of total demand, highlighting the importance of the city’s industrial ecosystem.

The Sriperumbudur–Oragadam cluster accounted for 77% of Chennai’s warehousing transactions during 2025, emerging as the city’s leading industrial and warehousing micro-market. The report also highlighted growing industrial activity within warehousing parks, reflecting demand for facilities that support manufacturing alongside conventional storage and distribution.

Sameera Group plans to invest approximately ₹1,800 crore over the next five years to expand its industrial and logistics real estate portfolio. The group aims to develop 5–6 million sq ft of industrial and logistics space across South India, with land already acquired for future projects in Chennai, Hosur and Bengaluru. These developments are at different stages of planning.

Established in 1982, Sameera Group has interests spanning residential and commercial real estate, integrated townships, warehousing, hospitality, education, transportation and renewable energy. The company reports a development portfolio of approximately 23.85 million sq ft and sales of more than 13,700 residential plots. Its portfolio covers over 900 acres, with 35 projects under development and another 28 in the pipeline.

The Sriperumbudur project represents the group’s first step towards building a larger industrial and logistics platform, capitalising on South India’s expanding manufacturing base and growing requirements for modern supply-chain infrastructure.
