    Blue Dart Express Limited has leased a 6 lakh sq. ft warehouse on Pataudi Road, Gurugram, for nine years, paying a monthly rent of ₹1.02 crore, according to Propstack documents. The facility, owned by ASD Hotels & Resorts LLP, became operational on June 15, 2025. The warehouse features a chargeable area of 5,83,660 sq. ft along with 1,18,960 sq. ft of additional parking space. Blue Dart has also provided a security deposit of ₹6.12 crore, with the lease agreement including an annual escalation of 5%.

    The move highlights the growing demand for premium industrial and warehouse spaces in Delhi NCR, particularly in Gurugram, which accounted for 47% of leasing activity in H1-2025. Warehouse leasing in the region reached 4.8 million sq. ft in the first half of 2025, marking an 18% year-on-year growth and a 34% increase over H2-2024. Farrukhnagar and Ghaziabad accounted for 27% and 19% of leasing, respectively.

    E-commerce companies drove the demand for warehouses, taking up 30% of leased space, followed by third-party logistics providers at 25% and automobile firms at 19%. Notably, e-commerce-related leases surged 126% year-on-year, boosted by preparations for the upcoming festival season and closure of pending deals in H1-2025.

    Blue Dart’s lease follows several major investments in Gurugram this year. CCI Group announced a ₹227 crore plan to develop 9.5 lakh sq. ft of Grade A warehouse space, while Ikea expanded its North India operations with a 1,80,000 sq. ft Central Distribution Centre in Farrukhnagar in partnership with global logistics firm Rhenus.

    Rising rental rates and land prices underscore the sector’s growth. Warehouse rents have climbed 3–5% overall, with Palwal seeing an 11% year-on-year increase. Land prices in Noida, Greater Noida, and Palwal have surged over 40% in the past year, reflecting strong demand for strategically located industrial and logistics properties.

    Blue Dart’s new facility aligns with the trend of logistics and e-commerce players expanding warehouse footprints to meet growing consumer demand and enhance supply chain efficiency, particularly around seasonal peaks.
