    XSIO Logistics Parks Private Limited, one of Central India’s prominent logistics infrastructure players, is set to gain greater access to capital following the listing of Blackstone-backed Horizon Industrial Parks Limited, which holds a controlling stake of more than 50 per cent in XSIO.

    The capital raised by Horizon is expected to provide further financial strength to XSIO as it expands and consolidates its industrial and logistics park portfolio across key markets, sources close to the company said.

    Horizon Industrial Parks has raised ₹4,250 crore through a primary equity issue, including a ₹1,650-crore pre-IPO placement. The IPO comprised entirely of a fresh issue, with no offer-for-sale component, strengthening Horizon’s balance sheet and supporting debt reduction, according to a note shared by XSIO.

    Headquartered in Nagpur, XSIO is developing large-scale Grade A industrial and logistics infrastructure in strategic partnership with Blackstone and Horizon Industrial Parks. Horizon holds controlling interests in several entities through which XSIO’s parks are developed and operated.

    XSIO has already invested around ₹1,000 crore in projects in Nagpur and has planned investments of nearly ₹3,000 crore for its projects in the city, according to sources.

    The company is developing what are expected to be among the largest logistics parks in the region along the Samruddhi Mahamarg. The first phase of the logistics park has already commenced operations, while work on the second phase is underway following the acquisition of land.

    XSIO also operates a facility on Amravati Road, while another logistics park catering to Nagpur is expected to be inaugurated next month.

    Beyond Nagpur, the company is expanding its presence in Mumbai, Pune and Indore, strengthening its footprint across major industrial and consumption corridors in central and western India.

    “This is a landmark event for XSIO. What began with a vision to create world-class infrastructure at Nagpur is part of the country’s largest institutionally backed industrial and logistics platforms,” said Ashish Agrawal, Managing Director, XSIO Logistics Parks.

    The company expects logistics demand in Nagpur to rise significantly with the planned expansion of Mahindra & Mahindra and the growing number of solar power equipment manufacturers looking to establish operations in the region.

    With Horizon’s successful capital raising and listing, XSIO is positioned to accelerate its development pipeline, particularly around the Samruddhi Mahamarg, while strengthening Nagpur’s role as an emerging industrial and logistics hub in Central India.
