Chennai-based real estate developer Sameera Group plans to invest ₹1,500 crore to ₹1,800 crore over the next four to five years to develop five to six industrial parks across Tamil Nadu, marking its entry into industrial warehousing development and leasing.
The company, which has traditionally supplied land to industrial warehousing clients, will now develop its own facilities and lease them to occupiers, Managing Director M. Jayakumar said.
The group’s first project will come up at Singadivakkam village in the Sriperumbudur–Kanchipuram industrial belt. With a proposed investment of ₹150 crore to ₹170 crore, the project will develop approximately 4.5 lakh sq ft of warehouse space on 16 acres. The necessary approvals have been secured, and the construction tendering process is currently underway.
Construction is expected to commence after the tendering process is completed. The company is also in discussions with a prospective tenant, although no lease agreement has been finalised.
Sameera Group has already acquired some land parcels and identified additional locations for its expansion. Besides its initial project, the company is exploring opportunities in Kanchipuram and Chengalpattu districts.
The new business model represents a shift from the group’s earlier strategy of acquiring large land parcels, undertaking master planning and selling developed land to industrial customers and other developers. Under the revised approach, the company will develop and own industrial warehousing facilities, generating revenue through leasing.
The group expects Chennai’s established industrial ecosystem, availability of labour and supporting infrastructure to drive demand for industrial warehousing. Leasing activity of around three million sq ft in the Chennai market during the first half of 2026 further underlines the potential, the company indicated.
Sameera Group has previously sold around 200–225 acres of land for industrial use, including a parcel acquired by major companies for industrial warehousing. Jayakumar did not disclose the names of the companies.
The proposed expansion will be financed through a combination of internal cash flows and bank borrowings, enabling the group to establish a portfolio of industrial parks and strengthen its presence in Tamil Nadu’s industrial real estate market.
