    Kolkata has emerged as Eastern India’s largest industrial and logistics market, with its warehousing stock crossing 24 million sq ft in the first half of 2026, according to CBRE. The expansion reinforces the city’s role as a key distribution and logistics gateway for the eastern and northeastern regions.

    The growth has been supported by rising demand from third-party logistics (3PL) companies, e-commerce operators and fast-moving consumer goods (FMCG) businesses. Increasing supply-chain activity and the need for strategically located distribution facilities are encouraging logistics companies to expand their footprint around the Kolkata metropolitan region.

    3PL demand drives expansion

    3PL operators have emerged as an important source of demand for warehousing space as companies increasingly outsource storage, transportation and distribution activities. The trend is being supported by the expansion of organised retail and e-commerce, which require faster and more distributed delivery networks.

    Kolkata’s location also gives it an important role in connecting eastern and northeastern India with national and international trade routes. The city’s access to road, rail, port and air infrastructure supports its position as a regional logistics hub.

    Warehousing stock crosses 24 million sq ft

    The latest CBRE assessment places Kolkata’s industrial and logistics warehousing stock above 24 million sq ft, making it the largest such market in Eastern India.

    The expansion reflects the continued development of modern warehousing facilities around key industrial and logistics corridors. Demand for larger and better-equipped facilities is also encouraging developers and logistics operators to focus increasingly on Grade A warehouses.

    CBRE has identified supply-chain optimisation, resilience and the demand for high-specification logistics facilities as important drivers of India’s broader industrial and logistics market.

    E-commerce and FMCG strengthen demand

    The rapid growth of e-commerce and quick-commerce is creating additional demand for strategically positioned warehouses. FMCG companies are also expanding their distribution networks to improve product availability and reduce delivery times.

    These trends are expected to support continued demand for warehousing and distribution facilities in and around Kolkata, particularly in established logistics clusters and emerging peripheral locations.

    Kolkata strengthens regional logistics role

    The city’s growing warehousing base is significant for India’s wider logistics network. Kolkata serves as an important gateway for cargo moving into West Bengal, Odisha, Bihar, Jharkhand and the northeastern states, while its port connectivity provides access to international trade.

    With industrial and logistics stock continuing to expand, Kolkata is strengthening its position as a major eastern distribution centre. Continued investment in infrastructure, modern warehousing and multimodal connectivity could further support the city’s growth as a logistics and industrial hub.

    The latest figures also underline the broader expansion of India’s logistics real-estate sector, where demand is increasingly being driven by 3PL providers, manufacturing, e-commerce and organised supply chains.
