    The City and Industrial Development Corporation (CIDCO) has invited bids for the first phase of its ambitious 925-acre Integrated Logistics Park (ILP) at Pushpak Node in Navi Mumbai, marking a major step toward transforming the region into one of India’s leading multimodal logistics hubs.

    The initial phase covers 174 acres spread across 12 plots and is strategically positioned near Jawaharlal Nehru Port, the under-construction Navi Mumbai International Airport, and the Mumbai Trans Harbour Link. Together, these infrastructure projects are expected to significantly improve cargo movement, reduce transit times, and strengthen supply chain efficiency across western India.

    CIDCO has offered the plots on a 60-year lease basis, with a base rate of ₹24,711 per square metre, translating to nearly ₹10 crore per acre. The project is expected to play a central role in supporting India’s rapidly expanding logistics and warehousing sector, which is projected to grow sharply on the back of rising e-commerce activity, manufacturing expansion, and policy-driven infrastructure development.

    Strong Investor Interest

    The pre-bid meeting reportedly attracted strong participation from leading global and domestic logistics and industrial developers, including DP World, ESR, Welspun Enterprises, Blackstone-owned Horizon Industrial Parks, and Greenbase Logistics backed by the Hiranandani Group.

    Industry observers view the strong response as a reflection of rising investor confidence in India’s logistics infrastructure sector, supported by initiatives such as the National Logistics Policy and PM GatiShakti programme. These initiatives aim to reduce logistics costs to below 10% of GDP while improving connectivity and operational efficiency nationwide.

    The upcoming Navi Mumbai International Airport, expected to commence operations by late 2025 or early 2026, is anticipated to further accelerate industrial and warehousing demand in the region. Meanwhile, JNPT continues to record strong cargo growth, reinforcing Navi Mumbai’s role as a critical gateway for India’s trade flows.

    Warehousing Demand Drives Growth

    The Mumbai Metropolitan Region’s warehousing market has witnessed robust growth, driven by third-party logistics operators, e-commerce companies, and manufacturing firms seeking integrated storage and distribution facilities. Real estate activity in Navi Mumbai has also strengthened significantly, with property values and rental demand rising in several micro-markets due to ongoing infrastructure upgrades.

    The ILP project is expected to generate substantial employment opportunities while supporting the development of adjacent social infrastructure projects such as Educity and Medicity, contributing to the creation of a self-sustaining economic ecosystem in Navi Mumbai.

    Challenges Remain

    Despite strong market optimism, the project faces several challenges. Analysts note that the ILP’s long-term success will depend heavily on the timely completion and operational readiness of surrounding infrastructure projects, particularly the airport and regional transport corridors.

    Concerns also remain over the possibility of warehousing oversupply in the Mumbai Metropolitan Region if demand growth slows amid broader economic uncertainties. Developers may also face long-term exposure to market fluctuations due to the extended lease tenure structure.

    Nevertheless, the CIDCO Integrated Logistics Park is widely seen as a strategically important project that could strengthen India’s logistics capabilities, improve trade competitiveness, and support the country’s ambition of building a modern, technology-driven supply chain network.
