    India’s logistics space is on track for record expansion in 2025, driven by surging demand, strategic investments, and digital transformation. A new report suggests that industrial and logistics space absorption could surpass last year’s 25 percent annual growth, fuelled by rising activity in 3PL, e-commerce, retail, and manufacturing sectors.

    According to Ankita Sahu from ANAROCK Capital, the sector secured 66 percent of private equity investments in H1 2024, highlighting investor confidence.

    Key hubs like Chennai, Mumbai, Pune, and NCR are expected to see major developments, with logistics park developers aggressively acquiring land for new warehouses and fulfilment centres.

    Government policies such as PM Gati Shakti and the National Logistics Policy (NLP) are set to ease operational bottlenecks, while the Union Budget 2025 has prioritised infrastructure and air cargo warehousing upgrades. The rise of multimodal logistics parks under PPP models aims to cut transportation costs and improve supply chain efficiency.

    Technological advancements will be a game-changer, with ‘digital twins’—virtual models of warehouses—helping optimise real-time inventory and operations.

    Additionally, the boom in cold storage logistics—driven by organised retail, QSRs, farm-to-fork supply chains, and pharma—is expected to fuel further expansion.

    With rising investments and rapid digitalisation, India’s logistics space is gearing up for its biggest transformation yet in 2025.
