    India’s third-party logistics (3PL) sector has emerged as the largest occupier of warehousing space, reflecting the growing trend among businesses to outsource logistics operations and focus on their core activities. The sector has recorded more than 110 million sq. ft. of warehouse absorption, highlighting its expanding role in India’s logistics and supply-chain ecosystem.

    The growth is being driven by several structural changes in the Indian economy, including the rapid expansion of e-commerce and quick commerce, manufacturing growth, organised retail and increasingly complex supply chains. Companies are increasingly turning to 3PL providers for warehousing, inventory management, distribution and transportation services.

    The increasing preference for outsourced logistics has made 3PL companies an important source of demand for modern warehouses, particularly Grade A facilities equipped with better infrastructure, technology, automation and compliance standards.

    Recent market data reinforces the trend. Colliers reported that 3PL companies accounted for about one-third of industrial and warehousing leasing across India’s top eight cities in Q1 2026, taking approximately 3.5 million sq. ft. during the quarter. Their leasing activity was around 1.8 times the level recorded in Q1 2025.

    The demand is also spreading beyond traditional logistics hubs. Improved road connectivity, expressways, multimodal infrastructure and the development of emerging consumption centres are encouraging logistics companies to establish more distributed warehouse networks.

    India’s overall warehousing market has expanded substantially in recent years. JLL data shows that total warehousing stock across 20 major markets reached approximately 533 million sq. ft. in 2024, while emerging Tier II and Tier III cities accounted for nearly 100 million sq. ft. of that inventory.

    The expansion of 3PL operations is expected to support further development of integrated logistics parks, fulfilment centres and regional distribution hubs. As supply chains become more time-sensitive, logistics providers are also investing in technology, automation and strategically located facilities to improve delivery speeds and inventory efficiency.

    For warehouse developers and investors, the continued growth of 3PL demand provides a relatively diversified source of occupancy. The sector’s requirements span multiple industries, allowing logistics operators to serve manufacturers, retailers, e-commerce companies and consumer businesses from common distribution networks.

    The trend is expected to remain strong as Indian companies increasingly seek scalable, cost-efficient and technology-enabled logistics solutions. With 3PL firms continuing to expand their networks, the sector is likely to remain one of the key drivers of India’s industrial and warehousing real-estate market.
